Our flagship site, SmartParc SEGRO Derby, is located on a 155-acre regenerated brownfield site developed in collaboration with SEGRO to deliver 2 million sq ft of purpose-built, food-grade facilities that share centralised energy, logistics, and services – replacing the fragmented, single-tenant model that dominates UK food production today.
At the core of SmartParc is a shared heat-recovery and cooling closed-loop network designed specifically for the food and drink sector. Powered by ammonia-based chillers and a 9.8km underground pipe network, the system recycles waste heat from refrigeration plants across the estate for space heating, hot water, and low-temperature food processing. Our campus is also future-proof with solar PV installation, waste management, and biodiversity restoration – embedding sustainability across every stage of the food manufacturing supply chain.
Tenants benefit from energy bills reduced by up to 25% and operational cost savings of up to 20% through shared services, including engineering, hygiene, waste management, and security. The site was strategically selected in the Midlands to optimise access to a talented workforce, cut food miles, and streamline supply chains. At full capacity, the site is projected to create 5,000+ quality jobs.
